      <Description><![CDATA[<p>About the Role The Maintenance Technician ensures apartment homes and property facilities are safe, clean, and in good working order. Responsibilities include preparing units for move-in, performing general maintenance and repairs across HVAC, electrical, plumbing, carpentry, painting, and locks, and following a preventative maintenance schedule. The role also includes ensuring compliance with codes, regulations, and company standards, providing excellent service to residents, and supervising or escorting contractors as directed by the Facilities Manager.</p>
<p><strong>Responsibilities</strong></p>
<ul>
<li>Perform general maintenance and repairs including HVAC, electrical, plumbing, appliances, drywall, painting, basic carpentry, and routine upkeep to maintain community standards</li>
<li>Prepare vacant apartments for move-in by completing turnover repairs, inspections, and improvements</li>
<li>Conduct routine and periodic property inspections to identify maintenance, safety, and risk management concerns, ensure the property remains in good repair, and report physical needs or issues to management</li>
<li>Assist with inventory management by tracking, organizing, and maintaining maintenance supplies, tools, and replacement parts</li>
<li>Maintain working knowledge of building emergency systems, equipment shutoffs, and operational procedures to ensure resident safety and property integrity</li>
<li>Adhere to all company policies, safety procedures, and security protocols, promptly reporting hazards, incidents, and maintenance concerns</li>
<li>Deliver strong customer service by fostering positive relationships with residents, vendors, and team members while responding professionally to service requests</li>
<li>Follow established operational procedures including key control, apartment turns, preventative maintenance, and emergency response protocols</li>
</ul>
<p><strong>Ideal Background</strong></p>
<ul>
<li>High School diploma or equivalent</li>
<li>A minimum 3-5 years of relevant experience in HVAC repair, Plumbing, Electrical, and General Maintenance repair work</li>
<li>Ability to promptly respond to work orders and other communications (e.g: text, email)</li>
<li>Ability to accommodate on-call schedule</li>
<li>Proficiency in Spanish is a plus</li>
<li>HVAC Certification is a plus</li>
<li>EPA Certification is required</li>
<li>Proficiency in English</li>

      <Description><![CDATA[<p>You will be utilising your core skills as a Fabric Engineer to conduct vital Maintenance and repair to the London Fire Brigade estate. You will be responsible for your own Health &amp; Safety on site and follow Method Statements and Risk Assessments as standard on all sites.</p>
<p>Key responsibilities include completing all necessary paperwork for the customer whilst on site, obtaining a customer&#39;s signature to enable the job attended to be invoiced without any delays, and completing engineer&#39;s worksheet in full, giving full details of plant that requires additional work.</p>
<p>You will also be responsible for identifying lifecycle replacement requirements, conducting Fire Door inspections in line with SFG20 requirements, conducting locksmith repair and replace requirements, conducting Tiling Repairs and new installations, Glazing Repairs, Plastering &amp; Painting repairs/light installations, and General Carpentry/Handyman duties.</p>
<p>Essential skills and experience include Carpentry, Painting/Plastering, Locksmith courses, and any additional trade qualifications (plumbing &amp; Mechanical). L8 Awareness and IPAF, PASMA are also required.</p>
<p>Desirable but not essential skills include Brickwork, Tarmac, Groundworks, and General Building works.</p>
