      <Description><![CDATA[<p>About the Role</p>
<p>The Leasing Specialist will show model units to potential renters, lease apartments to qualified applicants, renew leases with current tenants, and serve as a point of contact for prospects and residents to field questions and address concerns. This position will perform all sales and leasing activities to achieve the property&#39;s revenue and occupancy goals.</p>
<p>Responsibilities:</p>
<ul>
<li>Maintain extensive knowledge of apartment availability, current residents, lease expiration schedules, and amenity offerings.</li>
<li>Execute digital and physical marketing initiatives to drive external traffic to the property.</li>
<li>Ensure that the property remains in tour-ready condition at all times.</li>
<li>Greet prospects, conduct property tours, and show model apartments.</li>
<li>Communicate with prospects and new residents to ensure satisfaction by writing follow-up emails, sending thank-you notes, and making telephone calls to solidify tours and finalize decisions to lease/renew.</li>
<li>Process applications, review credit screenings, background checks, and prepare lease and move-in packages.</li>
<li>Provide assistance during lease signings, ensure smooth resident move-ins, and facilitate seamless transitions for new residents.</li>
<li>Execute and perform activities in support of the property&#39;s lease renewal program by delivering lease renewal letters and packages for residents, contacting renewing residents 90-60 days in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.</li>
<li>Respond quickly and courteously to resident questions/concerns and take prompt action to solve problems.</li>
<li>Perform daily inspections and communicate with the facilities team regularly to ensure that the tour path, model units, amenities, and leasing office meet the tour readiness standard at all times.</li>
<li>Leverage on-site property management software (CRM, Yardi, etc.) to track apartment availability, monitor lease expiration schedules, record traffic and leasing activities, and ensure accurate resident data capture.</li>
<li>Design and execute off-site marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools (Instagram, Facebook, e-mail, and other websites), and following other property-specific marketing plans.</li>
<li>Complete various accounting, financial, and administrative reports as necessary.</li>
<li>Represent the property and the company professionally through dress and behavior.</li>
</ul>
<p>Ideal Background:</p>
<ul>
<li>Bachelor’s degree or equivalent work experience, preferred</li>
<li>1+ years of experience in Class A high-rise multifamily leasing preferred</li>
<li>Excellent verbal and written communication skills required</li>
<li>Basic knowledge of Google Workspace and Microsoft Office (Word, Excel) required</li>
<li>Familiarity with Yardi &amp; Blue Moon preferred</li>
<li>Canva experience preferred</li>

      <Title>Leasing Manager</Title>
      <Description><![CDATA[<p>About the Role
The Leasing Manager is responsible for implementing a leasing strategy to maximize residential rental income. They will manage a team of leasing specialists to verify that the leasing strategy is being executed to plan and ensure that all leads are being fielded in a timely manner.</p>
<p>Responsibilities:</p>
<ul>
<li>Serve as the primary point of contact for resident renewals, transfers, move-ins, and move-outs. Ensure proper record keeping of all executed leases and rentable items issued.</li>
<li>Ensuring all activity is recorded daily and proper steps are followed. Perform general leasing duties when necessary, including tours, lease execution, &amp; prospect communication.</li>
<li>Partner with the Community Manager and communicate with the Asset Manager weekly to set rents and concessions for both renewals and new leases.</li>
<li>Acquire extensive knowledge of the property, market conditions, competition’s rental rates, concessions, occupancy, and leased percentages.</li>
<li>Acquire extensive knowledge of our Rental Application, Rental Agreement (Lease), Rules and Regulations, Culture, and other Lease Documents as required by your state or local ordinance to discuss in detail with the new resident.</li>
<li>Maintain resident relations programs as defined by supervisors with monthly resident events, meeting or exceeding expectations for social media content, survey responses, and online reputation.</li>
<li>Establish a rapport and marketing relationship with major corporations, local businesses, preferred employers, and any other related companies to be competitive in the market.</li>
<li>Assist the Community Manager in maintaining the property’s overall curb appeal and appearance by way of inspection compliance in line with the tour route readiness standard. This includes walking available units, models, and the tour path daily to ensure a perfect product and report any liability problems noticed immediately.</li>
<li>Maintain a resident retention plan by contacting lease renewals 90-60 days in advance and use the renewal spreadsheet for these purposes.</li>
<li>Adhere to a reporting schedule as identified by the Regional Manager, Community Manager, Accounting, and any other necessary departments to meet Management, Equity Partner, and Lender requirements.</li>
<li>Respond to emails timely and professionally to ensure you are prepared for all you encounter, whether customers or other Company team members.</li>
</ul>
<p>Ideal Background:</p>
<ul>
<li>Bachelor’s degree or equivalent work experience preferred</li>
<li>3+ years of experience as a Class A multifamily high-rise Leasing Manager or 5+ years experience in multifamily high-rise leasing</li>
<li>Excellent verbal and written communication skills required</li>
<li>Basic knowledge of Google Workspace and Microsoft Office (Word, Excel) required</li>
<li>Familiarity with Yardi &amp; Blue Moon preferred</li>
